  • Understanding a home's condition empowers buyers to make informed decisions, potentially saving them from costly surprises down the road. A residential home inspection is an evaluation of a property's structure and systems. It includes an assessment of the roof, exterior, foundation, plumbing, electrical systems, heating and cooling systems, and interior spaces.
    • A buyer's home inspection is a crucial step in the home buying process, ensuring that the property is safe, functional, and free from observable meaningful defects. During the inspection, a licensed professional thoroughly evaluates the home’s structure, systems, and appliances. This assessment includes examining the roof, plumbing, electrical systems, HVAC, foundation, and more. By identifying potential issues before the sale, the inspection helps buyers make informed decisions, negotiate repairs, or adjust their offers accordingly. Ultimately, a buyer's home inspection provides peace of mind, safeguarding the investment for the future.

    • Presale home inspections are a proactive assessment designed to identify any potential issues with a property before it goes on the market. This thorough evaluation provides homeowners with an opportunity to address repairs or maintenance concerns, enhancing the home's appeal to prospective buyers. During the inspection, a qualified professional examines key areas such as the roof, plumbing, electrical systems, and structural integrity. The findings are compiled into a comprehensive report, offering valuable insights that can help sellers market their home confidently and negotiate better offers, ultimately facilitating a smoother transaction process.

    • A full resindential inspection can be invaluable to existing homeowners who want to understand the current state of their property & deal with maintenance repairs, or who may be thinking about remodeling or selling sometime down the road.

    • A residential annual maintenance inspection is a less comprehensive evaluation of a home’s condition, designed to identify potential issues before they escalate into costly repairs, & components under warranty. During this inspection, a qualified professional will assess critical components such as the roof, plumbing, electrical systems, HVAC units, and the overall structure. The aim is to provide homeowners with detailed insights into the state of their property, allowing for informed decisions on maintenance and improvements. Regular inspections can enhance safety, prolong the lifespan of home systems, and ultimately preserve property value.

    • Repair inspections are a service we offer in the greater Portland metro area. For a smaller fee than a normal inspection Red House will come back out & reinspect components from previous reports which the homeowner has chosen to have repaired. It can really pay off in the long run to have an unbiased certified professional & experienced tradesperson take a look at things, like newly sistered joists or freshly patched foundations, to make sure the job was done correctly.

    • Infrared thermography is a valuable tool in home inspections, allowing inspectors to detect issues that are not visible to the naked eye. By using infrared cameras, inspectors can identify temperature variations within building materials, which can indicate problems such as heat loss, moisture intrusion, electrical hot spots, and insulation deficiencies. This non-invasive technology enhances the inspection process, providing homeowners with a more comprehensive assessment of their property's condition and helping to prevent costly repairs in the future. By integrating infrared thermography into home inspections, homeowners gain a deeper understanding of their property’s performance and potential vulnerabilities.

    • Radon testing during a home inspection is crucial because radon is a colorless, odorless gas that can seep into homes from the ground and pose serious health risks, including lung cancer. The Environmental Protection Agency (EPA) recommends that all homes be tested for radon, as it can accumulate to dangerous levels without any visible signs. By identifying radon levels during the inspection process, homeowners can take necessary actions to mitigate exposure and ensure a safe living environment for themselves and their families. Investing in radon testing not only safeguards health but also adds value to the property by demonstrating a commitment to safety and well-being.

Red House is committed to going above and beyond the established requirements whenever safely possible, providing clients with deeper insights and peace of mind regarding their property. This dedication enhances the inspection experience and affirms our reputation as trusted professionals in the field.

  • Home inspectors operate under specific standards of practice (SOP), ethics, and licensing requirements that guide their inspections. The SOP outlines the minimum criteria for evaluating a property's condition, ensuring a baseline of professionalism and thoroughness.
  • Ethical guidelines require inspectors to act honestly, competently, and in the best interest of their clients, maintaining unbiased integrity throughout the inspection process.
  • In Oregon inspectors are not only certified through national examination, but also licensed by the state contracting board, a higher standard than some states adhere to.

Frequently Asked Questions

  • A home inspection delivers an unbiased professional perspective on the state of a home, providing potential buyers with an in-depth analysis of a property's condition. It can identify underlying issues, from structural problems to safety hazards, allowing buyers to make informed decisions. A Federal Housing Administration (FHA) Consumer Notice emphasizes the importance of home inspections, recommending them as a safeguard for buyers. An inspection helps to ensure that you understand the true state of the home you're considering, protecting your investment and potentially saving you from costly repairs in the future. Prioritizing a home inspection is a wise choice that contributes to a more secure home-buying experience.

  • While it's not a problem, clients generally don't attend the entire inspection. Inspections take 3-6hrs to perform. Inspectors are climbing on the roof, crawling under the house, going back and forth for various tools, & focused on accurate reporting the majority of the time. Clients generally attend the last hour to 45min of the inspection. This gives them a chance to look around the property and ask questions, while giving us a chance to explain any issues we found, & show them in person what will be appearing in the reports photos.

  • No. Home inspections are informative evaluations of a property's condition; they are not pass/fail assessments. Clients cannot 'fail' a home inspection since our role is not that of a code inspector. Instead, we provide detailed insights into various aspects of the home, highlighting any issues that may require attention. It’s important to understand that while we offer our recommendations based on the inspection findings, clients are under no obligation to act on our advice. We’re not here to judge, our goal is to empower clients with knowledge to make informed decisions regarding their property. We do not report our findings to building authorities.

  • Yes. A home inspection is essential even for newly constructed homes. While new builds are typically subject to rigorous building standards, there can still be issues that escape the notice of builders and contractors. Unlike a new car, a new home was constructed by various groups of unrelated subcontractors, which makes every house a little different, despite the best laid plans of general contractors. A thorough inspection helps identify potential structural problems, or deficiencies in construction that could lead to costly repairs later. Additionally, it provides peace of mind to buyers, ensuring that their investment meets safety and quality expectations. Ultimately, a professional home inspection safeguards your investment and helps you make an informed decision.
