A home inspection is classified as a non-invasive visual inspection of components. During an inspection we don't do anything that may damage the property, operate major valves, or perform operations which require major tool use.
Home inspections take 3-6 hours to perform depending on the size, age, & overall condition of the property. Digital reports are compiled & emailed out from the office later the same day, but we have a rough report built by the end of the inspection & go over our findings with the client while still at the property.
Clients generally don't attend the entire inspection. We're climbing on the roof, crawling under the house, going back and forth for various tools, & focused on accurate reporting the majority of the time. Clients generally attend the last hour to 45min of the inspection. This gives them a chance to look around the property and ask questions, while giving us a chance to explain any issues we found, & show them in person what will be appearing in the report photos.
All home inspectors are forbidden from moving homeowners property, possessions, operating major switches/valves, or unlocking doors. It's important the sellers agent prepare the homeowner for an upcoming inspection, ensuring access to areas such as underneath sinks, in front of service panels, locked crawlspace doors, security systems (Off), & attic hatches. This ensures that we are able to perform a more thorough & accurate inspection.
A home inspector finding faulty, outdated, or improperly wired components in your system, can save homeowners allot of risk and repair costs down the road.

No. Home inspections are informative evaluations of a property's condition; they are not pass/fail assessments. Clients cannot 'fail' a home inspection since our role is not that of a code inspector. Instead, we provide detailed insights into various aspects of the home, highlighting any issues that may require attention. It’s important to understand that while we offer our recommendations based on the inspection findings, clients are under no obligation to act on our advice. We’re not here to judge, our goal is to empower clients with knowledge to make informed decisions regarding their property. We do not report our findings to building authorities.

Yes. A home inspection is essential even for newly constructed homes. While new builds are typically subject to rigorous building standards, there can still be issues that escape the notice of builders and contractors. Unlike a new car, a new home was constructed by various groups of unrelated subcontractors, which makes every house a little different, despite the best laid plans of general contractors. A thorough inspection helps identify potential structural problems, or deficiencies in construction that could lead to costly repairs later. Additionally, it provides peace of mind to buyers, ensuring that their investment meets safety and quality expectations. Ultimately, a professional home inspection safeguards your investment and helps you make an informed decision.
